Proposed Development

Notice Under Part 8 of the

Planning & Development Regulations 2001/2003

 

Pursuant to the requirements of the above, notice is hereby given of the proposal to construct the following:

 Alymer Road, Newcastle, Co. Dublin

 

To construct a two storey dwelling on a site detached from and in line with 99 Alymer Road, Newcastle, Co. Dublin.

 

Shancastle, Phase 2, Clondalkin, Dublin 22.

 

To develop infill housing on sites at Shancastle/Greenfort. This proposal will consist of 33 housing units and associated works consisting of 5 no. two storey housing units, two units of two storey comprising of 8 own door housing units and 2 no. one storey housing units on a site between Greenfort Park and Greenfort Avenue, 4 no. one storey housing units on a site between 43 - 79 Greenfort Crescent, and three two storey units comprising 12 own door units and 2 no. one storey units on a site opposite 12-20 Shancastle Lawns.

 

Whitechurch, Phase 4, Ballyboden, Dublin 16.

 

To develop a Community Centre and 29 infill housing units on a site off Whitechurch Way, to the rear of Grangebrook and Whitechurch Park.  This proposal will consist of 10 no. two storey housing units fronting onto Whitechurch Way, 10 no.  two storey housing units and 7 no. one storey housing units fronting onto new access road, 2 single storey units with access from Whitechurch Park and a community centre and ancillary facilities to new access road.

 

SMALL WORKS PROGRAMME (EXTENSION TO LOCAL AUTHORITY HOUSES SCHEME) -  AT 20 RIVERSIDE COTTAGES, TEMPLEOGUE, DUBLIN 6W

 

An extension to rear and side of existing dwelling comprising kitchen/living/diningroom and bathroom and to carry out any other associated works.

 

Plans and drawings of the proposed development are on display at the headquarters of South Dublin County Council, Civic Offices, Town Centre, Tallaght, Dublin 24 and Clondalkin Civic Offices, Civic Centre, Clondalkin, Dublin 22, during normal working hours until Wednesday 18th June, 2003.

 

Submissions or observations with respect to this matter dealing with the proper planning and sustainable development of the area in which the development would be situated may be made in writing to:

Project Description:

Housing [ 29 units ], Community Centre & Ancillary Facilities integrated into existing Playing fields and Open Space

Architectural Design:

The design was generated by the necessity to provide a community centre and housing as per the brief from the Housing & Community Department.

Consultation with representatives from community bodies was undertaken over a period. The design was presented to a full public meeting and substantial changes were requested. The design response to the consultation process included reducing the housing by 20% [ 45% reduction from initial design proposals ], retaining the junior pitch with sufficient circulation space and reducing the open used by the development.

The most significant alteration to the design, following the Public Meeting, was the placing of the new community centre behind a screen of new housing and thus reducing the impact on existing houses on Whitechurch Way.

Ancillary Works to Project:

New access road, landscape and works as required to playing pitches

Budget Framework

470,000 euro Community facilities, 4,700,000 euro overall site and 29 house units

Site / Services Constraints:

38 kv power line across site, rock formation below subsoil, sloping site and boundary wall conditions.

Project Description:

Three infill Housing Projects with Shancastle Estate, of 15,14 & 4 units of varying scale, provided to meet housing needs in the area and to enhance the environmental quality of the selected sites.

Architectural Design:

The design is specific to each site and takes account of the necessity to reduce anti-social behaviour and enhance the general mix of units together with the immediate environment.

Ancillary Works to Project:

Landscaping, traffic calming.

5,300,000 euro

Foul & surface water drains traversing site b to be re positioned
