NOTICE OF PROPOSED VARIATION OF

SOUTH DUBLIN COUNTY DEVELOPMENT PLAN 2004 - 2010

(VARIATION NO. 2) FORTUNESTOWN LANE & GARTERS LANE, SAGGART



Notice is hereby given pursuant to Section 13 of the Planning and development Act 2000 (as amended) that on 12th June 2006 South Dublin County Council agreed to initiate a Variation of the South Dublin County Development Plan 2004 - 2010 in respect of lands at Fortunestown Lane and Garters Lane, Saggart, Co. Dublin. It is proposed to vary the South Dublin County Development Plan 2004 – 2010 in the following manner in order to secure an extension of the LUAS line to Citywest and Saggart.
  1. Proposed Zoning

    It is proposed to revise the zoning of the lands from Zoning Objective ‘GB’ (To preserve a ‘Green Belt’ between development areas) to Zoning Objective ‘A1’ (To provide for new Residential Communities in accordance with approved Area Plans).

  2. Proposed Specific Local Objective

    It is proposed that Specific Local Objective Number 124 be inserted as follows:

    Fortunestown Lane and Garters Lane, Saggart – Development of Lands

    Development on the lands at Fortunestown Lane and Garters Lane, Saggart, shall be in accordance with the following:

    1. be subject to a micro Local Area Plan;
    2. planning permission for development in accordance with an approved area plan shall not be issued until such time as the construction of the LUAS extension to Citywest / Saggart has commenced;
    3. not less than 20 acres of land to be reserved at this location for community facilities incorporating all weather pitches, community buildings, school site, a park and ride facility and other uses that will significantly benefit the community that may be identified through the Local Area Plan consultation process;
    4. that the residential densities be reviewed to ensure a mix of dwelling types including low density, high density and medium density residential development;
    5. the phasing of development at this location to be carried out in a sustainable way ensuring that facilities are built in tandem with housing and not at a later stage;
    6. 15% of the residential development to be reserved to provide for social housing.
A copy of the proposed Variation may be inspected from Tuesday 22nd August, 2006 to Tuesday 19th September, 2006 at the following locations:
  • The Planning Department, South Dublin County Council, County Hall, Tallaght, Dublin 24: 9.00 a.m. to 5.00 p.m. Monday to Thursday and 9.00 to 4.30 p.m. Friday
  • South Dublin County Council, Civic Centre, Clondalkin, Dublin 22: 10.00 a.m. to 12.45 p.m. and 2.00 p.m. to 4.00 p.m. Monday to Friday
  • County Library, Town Centre, Tallaght Dublin 24: 9.45 a.m. to 8.00 p.m. Monday to Thursday and 9.45 a.m. to 4.30 p.m. Friday and Saturday.
  • Local Branch Libraries at Ballyroan, Castletymon, Whitechurch, Clondalkin and Lucan during normal opening hours for each Branch Library.

Written submissions or observations in relation to the proposed Variation made to the Planning Authority at the address below before 5.00 p.m. on Tuesday, 19th September, 2006 will be taken into consideration before the making of the Variation.
