ADAMSTOWN PRESS RELEASE NO. 3 / 2004

 

 

 

FIRST PLANNING PERMISSION GRANTED IN ADAMSTOWN

 

South Dublin County Council granted planning permission for the first development in the Adamstown Strategic Development Zone (SDZ), which is the first SDZ in the State, on 28 September 2004.

 

Planning permission was granted to Castlethorn Construction Ltd. for 407 dwelling units on a 10 hectare site, together with a significant section of the Adamstown station access road and QBC.  The permission includes a range of dwelling types, three-quarters of which are three and four bedroom units as well as 77 social and affordable housing units. 

 

330 of the total number of units permitted may be completed as part of Phase 1A of Adamstown, which must include provision of a pro-rata quantum of social and affordable housing.

 

It is expected that construction will commence on the site during October 2004 and that the first dwellings will be completed for occupation by Autumn 2005.

 

The decision comes on the day Iarnród Eireann confirmed that it is proposed to develop a ‘turnback’ rail facility at the proposed Adamstown railway station.  This is as result of ongoing discussion with South Dublin County Council.

 

The proposed ‘turnback’ facility is of importance because it will provide an extra,  fifth rail line at Adamstown Station.  This means that train services can commence and terminate at the station during peak hours.  This will allow the phasing required as part of the Adamstown Planning Scheme:- the provision of an operational railway station before the completion of more than 1,000 dwellings and the doubling of the railway line to accommodate 3,000 peak hour rail trips between Adamstown and the city centre, before the completion of more than 4,200 dwellings, to be implemented.

 

It is now likely that a planning application for Adamstown Railway Station will be submitted before Christmas 2004 and that the Station will be operational by early 2006.  The doubling of the existing track to Adamstown and building of the turnback facility is expected by 2009 as part of the Railway Order delivery.

Adamstown is a new urban district on a greenfield site adjoining the main Dublin-Kildare railway line, 10 miles (16km) west of Dublin City Centre. To be developed over 10 or more years and based on an approved Planning Scheme or ‘Masterplan’ prepared by South Dublin County Council, Adamstown will provide up to 10,000 new homes along with a range of shopping, employment, leisure, civic & cultural facilities.

Facilities and infrastructure for the new community of Adamstown must be provided in tandem with housing development. A new railway station, bus corridors, roads, schools, parks community buildings, childcare facilities and drainage networks are required on a phased basis.

As ‘Development Agency’, South Dublin County Council is committed to ensuring that Adamstown is a sustainable urban community with a strong sense of identity that is attractive, safe and secure in a traditional town and village format and that development occurs at a pace whereby it is supported by all necessary facilities and infrastructure.
